Üsküdar Neighborhood Guide: Which Neighborhood Should You Live In?

Üsküdar is one of Istanbul's most diverse districts. Within the same district boundaries, you can find 150-year-old wooden houses along the Bosphorus coast right alongside brand-new residences near the metro exit. This variety is wonderful, but it can be confusing for those moving to Üsküdar for the first time.

In this guide, we evaluated seven prominent neighborhoods of the district based on three criteria: square meter prices, public transport accessibility, and daily quality of life.

Kuzguncuk — tranquility comes at a price

Kuzguncuk is Üsküdar's most talked-about neighborhood. The colorful wooden houses stretching along İcadiye Street, the community garden (bostan), and the coastline make it resemble a small town rather than just a neighborhood. This atmosphere has its price: as of 2026, the average selling price in Kuzguncuk is around 105,000 ₺/m².

Parking is a serious issue, the streets are narrow, and since most buildings are historical landmarks (tescilli bina), renovation permits take a long time. Despite this, demand never drops; the average sales period is under 12 days.

Altunizade — the center of transportation

Altunizade is the single intersection point of the metro, metrobus, and bridge connections. If you commute to the European Side daily, this is the most practical option in the district.

  • Average m² price: 78,000 ₺
  • Metro + metrobus + bridge connection combined
  • A region where new projects are concentrated, strong gated community (site) amenities
  • The area with the heaviest traffic and noise in the district

Çengelköy and Beylerbeyi — living on the Bosphorus

Both neighborhoods are on the coastline and view-oriented. Çengelköy is more vibrant, with a high concentration of cafes and restaurants. Beylerbeyi, on the other hand, is quieter, with a predominant family profile.

The first question to ask when buying an apartment with a Bosphorus view is: what are the zoning rights of the parcel in front of me? The view is the only feature not written on the title deed (tapu).

Acıbadem, Bulgurlu, and Ünalan — balanced choices

These three neighborhoods are ideal for those who do not want to pay the premium prices of the Bosphorus line but also do not want to compromise on transportation and social amenities. Acıbadem is the region with the highest rental demand due to its proximity to hospitals and universities; it is a stable choice for investors.

In summary

  • If atmosphere and tranquility are your priority: Kuzguncuk, Beylerbeyi
  • If daily transportation is critical: Altunizade, Ünalan
  • If you are looking for investment return: Acıbadem, Altunizade
  • Broad square meter and budget balance: Bulgurlu

If you are not sure which neighborhood suits you, we recommend taking a half-day tour of three or four neighborhoods with a consultant from our office. Photographs do not show the sound, smell, and slope of the neighborhood.
