Kuzguncuk's wooden houses are part of an increasingly rare architectural heritage in Istanbul. Purchasing one of these houses is a process quite different from buying an ordinary apartment.
What does the registration degree change?
Structures are registered as first or second group. In first-group structures, the facade, plan scheme, and all original materials must be preserved. In the second group, broader permissions are granted for interior interventions.
How long does a renovation permit take?
Simple repair applications take an average of 2–4 months, while major restoration projects can take 8–14 months. Factor these timelines into your purchasing plan.
- Survey, restitution, and restoration projects must be prepared
- Projects are submitted to the Regional Conservation Board
- A municipal license is obtained after approval
- Execution is carried out under board supervision
Maintenance cost
Take into account that wooden facades require maintenance and painting on average every 5–7 years. For a 150 m² structure, this is an expense item ranging between 150,000 – 250,000 ₺ at current prices.
Can a mortgage be used?
Banks generally apply lower loan-to-value ratios for registered properties; some banks do not grant loans at all. Confirm with your bank before signing the contract.
The most important question when investing in a restored house is whether the restoration is approved by the conservation board. A 'beautiful' renovation done without approval can later turn into a demolition order.
We audit the board documents of every property in our Kuzguncuk portfolio before the sale.
